Homeownership just got a whole lot closer for the people who keep our communities running — and the Joshua Britt Homes Team is here to make sure they get the support they deserve. With the launch of Virginia Housing’s new Community Heroes Grant, many of our everyday heroes can now access an additional $10,000 to help cover the biggest upfront hurdle of buying a home: the down payment and closing costs.

A Big “Thank You” to Our Community Heroes

Hampton Roads is powered by heroes who rarely receive the spotlight — teachers who stay after hours, firefighters and EMTs who run toward emergencies, officers who protect our neighborhoods, nurses and healthcare workers who steady us through crisis, and military members who sacrifice time with family to serve our country.

This grant was created with them in mind — a real, financial “thank you” that turns appreciation into opportunity.

Eligible buyers can receive a $10,000 grant (not a loan, no repayment required) to reduce the cash needed at closing when they use an approved Virginia Housing mortgage. Because it’s truly a grant, it lowers your upfront cost without increasing your monthly payment.

How the $10,000 Grant Works

The number one reason many would-be buyers keep renting — even when they could comfortably afford a mortgage — is the upfront cash needed to get started.

The Community Heroes Grant tackles that barrier head-on by offering qualifying borrowers a flat $10,000 toward:

Down paymentClosing costsOther eligible expenses as allowed by Virginia Housing

In many cases, this grant can also be layered with other Virginia Housing programs if income, purchase price, and lender guidelines are met. That means the right loan strategy could dramatically reduce your out-of-pocket costs and get you into a home faster than you imagined.

Who Can Qualify as a “Hero”?

Final approval depends on Virginia Housing guidelines, but the heart of the program is crystal clear: it’s built for the people who serve.

Professions that may qualify include:

Public school teachers & school staffLaw enforcement & corrections officersFirefighters & EMS personnelNurses & healthcare workersActive-duty military & veteransOther frontline or public safety service roles

Standard Virginia Housing requirements still apply: using an eligible first mortgage product, meeting income and purchase price limits, buying a primary residence, and completing any required homebuyer education.
